We are so excited for this lovely couple who finalized their Dream Home purchase in Fort Myers today!! They decided to move from Arizona, where they sold their house, packed up and headed down to Southwest Florida. They originally had their heart set on Sanibel Island. EARNEST MONEY: Show the seller you have skin in the game with as much earnest money as possible. They planned on financing 50%, so they put 50% down as earnest money on this home over $800,000. Not everyone can put down 50% however the days of a 1% earnest money deposit are gone. This happened to be one of the ways they could make their offer stand out.
DROP UNNECESSARY CONTINGENCIES: This one is an important one. Any contingencies that can be eliminated help your offer win. They were able to waive the appraisal portion of the finance contingency knowing their high deposit covered any appraisal gaps. In this case they were comfortable waiving the inspection contingency. We recommend inspections especially when it is a home versus a condo, however, make the time frame as short as possible. Since you can back out for any reason during the inspection contingency time frame sellers are much more comfortable if that time frame is short.
