John R. Wood

John R. Wood Properties today announced merger agreements with two vacation rental companies, Ft. Myers-based Resort Harbour Properties and Naples-based The Holiday Life, effective today. In April, the company also acquired a Pine Island-based vacation rental company.

These companies share our core values of legendary service and a respected code of ethics. Incorporating them into the John R. Wood Properties family will help agents realize a larger selection of listings for our clients while helping preserve our number-one market share in the Lee and Collier County market, and it's a goal we have pursued for several years," said Corey McCloskey, John R. The three new entities will now be recognized as divisions of JRW Vacation Rentals LLC, A John R. Wood Company.

Have you wondered how to get your dream home in this challenging real estate market? Use our Winning the Offer Strategies

We are so excited for this lovely couple who finalized their Dream Home purchase in Fort Myers today!!  They decided to move from Arizona, where they sold their house, packed up and headed down to Southwest Florida. They originally had their heart set on Sanibel Island. With minimal selection, they quickly needed to open their minds and expand their search area to Fort MyersFort Myers Beach, Bonita Springs and even Naples. After multiple offers were lost, they found "the one".  This home had everything they wanted, checked all there boxes along with the bicycling and nearby Sanibel.  They knew right then they had to have it and used The Susan Yarab Group winning the offer strategy.

Here are just some of the steps used from Winning the Offer that worked for them.

EARNEST MONEY:  Show the seller you have skin in the game with as much earnest money as possible. They planned on financing 50%, so they put 50% down as earnest money on this home over $800,000.  Your money is in escrow and protected, however this made the seller feel more comfortable with a financing offer. Not everyone can put down 50% however the days of a 1% earnest money deposit are gone.  This happened to be one of the ways they could make their offer stand out.

DROP UNNECESSARY CONTINGENCIES: This one is an important one.  Any contingencies that can be eliminated help your offer win. They were able to waive the appraisal portion of the finance contingency knowing their high deposit covered any appraisal gaps. In this case they were comfortable waiving the inspection contingency. We recommend inspections especially when it is a home versus a condo, however, make the time frame as short as possible. Since you can back out for any reason during the inspection contingency time frame sellers are much more comfortable if that time frame is short.

Very happy customers and very happy sellers makes these the Sunniest of days in Southwest Florida.

Have you ever wondered what it is like living in Southwest Florida?


Keewayden, truly a friendly and fun place. There is something there for everyone and there is certainly always something to do that peaks all your guest's enjoyment. If you are one that just enjoys boating and never gets off the boat (yes like my dad) you are still at a beautiful beach meeting friendly people. Now, if you are one that likes to sit on the beach, don't forget your beach chair as there is plenty of spots for you to sit and people watch. You just need to make sure to keep an eye out in the channel as you are bound to see a dolphin, maybe two or even three playing right in front of you.


Another little kept secret at Keewayden is it also has some of the best shelling in Southwest Florida on the quiet side. If you find yourself wanting to get away from the party side, just take a walk through to the Gulf side (known as the quiet side). The shelling there is absolutely amazing, you can find such a variety of different shells that you will want to take home with you.
No need to pack a lunch... you will find the best cheeseburger and fish tacos at the Beachy Burger Boat. Just check out their page on Facebook at "Just Beachy Burger" to make sure they are going out on that day.

Closed Sales
Closed sales for the 12-month period ending February 28, 2022 were up 11.9% from the preceding 12-months, from 33,673 to 37,666. The 2,207 closed sales during the month of February were only exceeded by February of 2021 when 3,155 sales were posted.
 
Listing Inventory / New Listings
2,008 properties were available as of February 28, 2022, down 45.9% from the same date in 2021 but up slightly from the 1,947 properties posted a month earlier. Months of supply, at .64, was down 51.7% from the year prior. New listings during the twelve months ending February 28, 2022 were down 2.7%, from 36,473 to 35,486. New listings for February were down 6.6% compared to the same month last year, but were up slightly compared to January, bucking the typical seasonal trend where new listings usually decrease from January to February.
 
Average Selling Price
The average selling price for the 12-months through February 28 was $657,640, up 21.8% from the preceding 12-month period when the average selling price was $539,951.
 
Summary
Although February posted fewer closed sales than last year, it was still the second busiest February on record with 2,207 closings. With an uptick compared to January, new listings in February managed to maintain inventory levels after steady modest declines in recent months. The .64 months of supply posted February 28 has moved little over the past few months. With 6-12 months of supply considered a balanced market, .64 months clearly depicts a market that favors sellers. Even with this being so, as February's near record sales depict, skilled and resourceful agents continue to secure properties for buyers at an impressive pace.   
Through February, John R. Wood Properties continued to lead the Southwest Florida market in sales volume for 2022.
